{"id":63,"date":"2006-01-21T20:31:07","date_gmt":"2006-01-22T01:31:07","guid":{"rendered":"http:\/\/building.wordpress.com\/2006\/01\/21\/second-floor-deck-leaking-no-longer\/"},"modified":"2006-01-21T20:31:07","modified_gmt":"2006-01-22T01:31:07","slug":"second-floor-deck-leaking-no-longer","status":"publish","type":"post","link":"http:\/\/www.smalltimelandlord.net\/?p=63","title":{"rendered":"Second floor deck leaking no longer!"},"content":{"rendered":"<p>It&#8217;s been more than\u00c2\u00a0a month since\u00c2\u00a0spot <a title=\"Small Time Landlord - Flash Flashing\" href=\"http:\/\/building.wordpress.com\/2005\/12\/16\/next-up-flash-flashing-repairs\/\">patching this up<\/a> during a\u00c2\u00a0freezing rain storm, but as of\u00c2\u00a0today\u00c2\u00a0the 2nd floor\u00c2\u00a0deck now\u00c2\u00a0has flashing\u00c2\u00a0installed,\u00c2\u00a0the supporting wall has been waterproofed and\u00c2\u00a0finished\u00c2\u00a0off with a bit of patterned stucco.<\/p>\n<p>The only thing that annoyed me was that the General Contractor that I had initially checked out had subcontracted to another contractor who, from what I was told, picks up overflow work. Not sure if the bond, license or insurance from the original GC carried over to this crew, I asked for the license number of these guys before work commenced. License and insurance checked out on NYC.gov <a title=\"New York City Department of Consumer Affairs\" href=\"http:\/\/www.nyc.gov\/html\/dca\/html\/licenses\/licenses.shtml\" target=\"_blank\">Dept of Consumer Affairs<\/a>, and so did the work.<\/p>\n<p>The crew spoke and understood English and, thus far the only fault that&#8217;s been found was by Nifs, who noticed some small cracks in the concrete covering the flashing (I was told that this was normal for a non-flexing material like concrete).<\/p>\n<p>Most of the work waterproofing the exposed cinderblock wall was done on the neighbors property &#8212; so naturally I was a bit nervous about any debris\/trash that would be left.
