{"id":21,"date":"2005-06-10T12:10:26","date_gmt":"2005-06-10T16:10:26","guid":{"rendered":"http:\/\/building.wordpress.com\/2005\/06\/10\/captain-she-couldna-take-much-morrrrrre-o-this\/"},"modified":"2005-06-10T12:10:26","modified_gmt":"2005-06-10T16:10:26","slug":"captain-she-couldna-take-much-morrrrrre-o-this","status":"publish","type":"post","link":"http:\/\/www.smalltimelandlord.net\/?p=21","title":{"rendered":"Captain, she couldna take much morrrrrre o this!"},"content":{"rendered":"<p>AKA Scotty, the pissed off engineer.    <\/p>\n<p>From what I&#8217;m told (and it seems like good adivce), as part of any home purchase <a href=\"http:\/\/homebuying.about.com\/cs\/homeinspections\/a\/home_inspection.htm\" title=\"Do You Really Need a Home Inspection? from About.com\">a number of people<\/a> have to come by and give you their professional take on the structure.  <\/p>\n<ul>\n<li><a href=\"http:\/\/houseandhome.msn.com\/help\/glossary.aspx?opt=1&amp;Letter=H\" title=\"MSN House and Home Glossary\">The Home Inspector<\/a> &#8212; is a professional who evaluates the structural soundness and operating systems of a residence.<\/li>\n<li><a href=\"http:\/\/www.heimer.com\/information\/narrative_reports.html#NarrativeStyle\">The Engineer&#8217;s report<\/a> &#8212; Qualifications to look for &#8211; membership in <a href=\"http:\/\/www.nspe.org\" title=\"The National Society of Professional Engineers (NSPE)\">NSPE<\/a> and <a href=\"http:\/\/www.nabie.org\" title=\"National Academy of Building Inspection Engineers\">NABIE<\/a>.  After speaking with a few engineers while searching around, I was told that the requirements for membership in <a href=\"http:\/\/www.ashi.org\" title=\"ASHI is the oldest, largest, and most recognized organization for home inspectors in North America.\">ASHI<\/a> aren&#8217;t as strict as the other two and that while it&#8217;s good to have, it&#8217;s not something that should sell you on an engineer.<\/li>\n<li>Pest\/Termite Inspector &#8212; Banks are very interested to see the results of this before coming close to the closing table.<\/li>\n<\/ul>\n<p><!--more--> This past week I was able to find and hire a firm to do all three of these in one fell swoop. The credentials were good, I got a very good over the phone that the guy would know his stuff. Unknowingly, I hired a very angry engineer. <\/p>\n<blockquote><p>This could&#8217;ve been perfect if the builder spent a little more time thinking here. This countertop should have been extended this much further to give you the optimal working space.<\/p><\/blockquote>\n<p> Snarled comments made every so often, primarily on interior design (which isn&#8217;t what he was hired to look at), coupled with almost shouting for some privacy at the woman who let us into the building had me wondering if this guy was coming down off of something harsh.
